What Is a Metal Building Plan

A Working Steel Building Plans Document — Not an Inspiration Sketch

Every plan KAFA produces is a working structural document — not a generic rendering — that can proceed directly into detailed engineering and fabrication once the layout is confirmed. The preliminary plan gives you everything you need to make a project go/no-go decision before committing to a fabrication order.

01 · Three Inputs Required

Building use type, approximate size or capacity, and site country & city — that’s all we need to start.

02 · Six-Component Output

Floor plan, elevation drawings, 3D rendering, column grid, preliminary BOM, and price estimate.

03 · Revisions in 1–2 Days

Layout is not locked until fabrication order is confirmed — revisions incorporated within 1–2 business days.

04 · No Separate Charge

When the preliminary plan leads to a confirmed KAFA fabrication order, there is no separate plan-only charge.

Project Entry Points

Three Situations — One Starting Point

Buyers who reach out for a metal building plan are typically in one of three situations. The path to a useful plan document is slightly different for each.

ASituation

“I know what it’s for — not how big.”

Defined Project, Unknown Dimensions

You know what the building will be used for — a warehouse for 2,000 tonnes of grain, a workshop for 80 production workers, a retail building with three units — but you do not yet know the floor area or span. Our engineering team works from your functional description to propose a layout, showing the recommended floor area, span, door configuration, and column grid alongside the price estimate.

Best fit for

Operations-driven projects where capacity comes first.

BSituation

“I have a site — fit it onto this.”

Defined Site Area, Unknown Layout

You have a site of a certain size — say, 60 m by 40 m — and need to understand how a building can be arranged on that footprint to accommodate your operations, vehicles, equipment, or staff. We produce a layout drawing that fits your footprint with a proposed column grid, circulation routes, door positions, and recommended eave height, alongside the price estimate.

Best fit for

Site-constrained projects where land is acquired first.

CSituation

“I need to present this to stakeholders.”

Known Concept, Needs Visual Document

You have a project in mind and need a plan drawing and 3D rendering to present to a development committee, government authority, or investor before the project enters detailed engineering. We produce concept drawings based on your brief and deliver them in a format suitable for presentation or permit pre-consultation submissions.

Best fit for

Projects awaiting board approval or permit pre-consultation.

Plan Deliverables

What a Preliminary Metal Building Plan Includes — Steel Frame Plan Deliverables

Six components delivered within 3 business days — enough information to make a project decision, prepare a budget, brief local consultants, and begin permit pre-consultation.

Preliminary Floor Plan

Building footprint with structural column grid, door and window positions, partition walls, functional zone divisions, and annexed spaces. Dimensions confirmed, not approximate.

Elevation Drawings

Front, rear, and side facades — roof profile, wall cladding pattern, door positions, window openings, and architectural features such as canopies or glass entrance sections.

3D Concept Rendering

Perspective view of the completed building — suitable for stakeholder presentations, government pre-consultation submissions, and development approval applications.

Steel Frame Plan & Column Grid

Primary frame positions, bay spacing, and eave height. Not decorative — the structural skeleton that feeds directly into the detailed engineering phase if the project proceeds.

Preliminary Bill of Materials

Indicative steel weight and main component list — the structural basis for the price estimate, not a generic per-square-metre assumption.

Preliminary Price Estimate

Fabricated-and-delivered cost range based on structural layout, material quantities, and shipping distance. Based on structural calculation — not a per-square-metre rule of thumb.

Frequently Asked Questions

Questions About Metal Building Plans, Answered Directly

No. A preliminary floor plan and price estimate require three inputs: building use type, approximate required area or functional capacity, and site country and city for load zone parameters. If you have additional information — a preferred span, a crane requirement, or a specific site footprint — share it and we will incorporate it. If you do not, our engineering team proposes a layout based on your functional brief and the load zone parameters for your location.

For most building types, a reasonable first estimate comes from the functional requirement — the number of vehicles that need to fit inside, the tonnage of goods to be stored, the number of production workers, or the number of retail tenants. Our engineering team can work from these functional descriptions to recommend a floor area and layout. It is consistently better to build slightly larger than current requirements suggest — the incremental cost of additional span or length at the fabrication stage is substantially lower than expanding a completed building later.

A preliminary plan — floor plan, elevations, 3D rendering, column grid, preliminary BOM, and price estimate — is the document produced in 3 business days that enables a project go/no-go decision. A full structural engineering drawing set — structural calculations, shop drawings, erection drawings, foundation anchor bolt plan, and fabrication-ready BOM — is produced after a fabrication order is confirmed and feeds directly into production. The preliminary plan is the planning stage document. The full drawing set is the production stage document. There is no separate charge for the preliminary plan when it leads to a confirmed fabrication order with KAFA.

Yes. The preliminary plan is a starting point, and revisions based on client feedback are a normal part of the planning stage. Common revisions include adjusting the span or length, repositioning doors, changing the roof profile, adding or removing an office annex, or requesting an alternative facade treatment. We incorporate revisions and return the updated plan and revised price estimate within 1–2 business days. The plan is not locked until a fabrication order is confirmed.

North American metal building catalogues offer standard sizes pre-engineered to North American wind, snow, and seismic load standards. For projects in Africa, Southeast Asia, the Middle East, and other international markets, these standard sizes use load assumptions that may not match the local climate zone and building code requirements. A custom plan produced to the actual wind and seismic load parameters of the project site takes the same 3 business days and produces a structure correctly engineered for the location. Applying a pre-configured North American standard to a tropical or high-wind-zone project is not a cost saving — it is a structural risk.

The preliminary plan drawings — floor plan, elevations, and 3D rendering — are in a format commonly used for development permit pre-consultation submissions in African and Southeast Asian markets. The structural column grid included gives local civil engineers the information needed to begin a preliminary foundation assessment. For formal building permit submissions, which in most jurisdictions require a complete structural drawing set with a locally registered engineer’s stamp, the full structural engineering drawing set is required. We clarify what each document stage covers with every client before work begins.

A steel frame plan shows the primary structural grid of the building — column positions, bay spacing, span dimensions, and eave height. It is the structural skeleton document that tells you where the load-bearing elements are, how the building occupies the site, and what the resulting clear internal dimensions are. In KAFA’s preliminary plan set, the steel frame plan is combined with the floor plan, elevation drawings, 3D rendering, and preliminary bill of materials so you can see both the structural layout and the finished building appearance in a single document package. The steel frame plan produced at the preliminary stage feeds directly into the detailed engineering phase when a fabrication order is confirmed — no restart required.
