Phased Expansion & Extension

What Must Be Confirmed Before Ordering Metal Building Framing Components

The most expensive outcome in component procurement is receiving parts that cannot be installed because they are dimensionally or materially incompatible with the existing structure. Four common errors — and what to confirm instead.

Common Error

Ordering panel by dimensions alone

A roof panel specified for 1,200 mm purlin spacing will exhibit visible deflection if the actual spacing is 1,500 mm. Replacement panels ordered without confirming the framing they will span over.

Provide measured purlin spacing

Measured spacing between purlin centerlines + panel rib profile + steel grade. Panel spanning capacity must match the existing purlin layout, not just the panel size.

Common Error

Assuming purlins are interchangeable

C and Z purlin section depth, flange width, lip height, and thickness are not standardised across manufacturers. New purlins fabricated to a different profile won’t fit existing cleats and frame brackets on extension projects.

Substituting standard hardware bolts

Standard Grade 4.8 hardware bolts at structural connections reduce joint capacity below design value. The risk is invisible during construction but manifests under wind and seismic loading — a documented field decision that has caused failures.

Generic self-drilling screws

A screw for 26-gauge panel on 1.5 mm purlin will not reliably engage a 2.5 mm purlin under high-wind loading. Generic-spec screws lead to panel pullout failures during cyclonic events.

Thread diameter, length, drill point type matched to panel gauge AND framing thickness. Specified before order, not chosen at the building site.

Buyer provides drawing reference, dimensional measurements, or reference to an existing KAFA project file. For original KAFA buildings, specification is retrieved directly. For other manufacturers’ buildings, confirmed dimensions are provided and we verify compatibility before fabricating. No production commitment until specification is confirmed.

Materials Schedule & Quantity Confirmation

Materials schedule produced listing component types, quantities, lengths, and surface treatment specification. Buyer reviews and approves before production begins. Minimum order quantities for certain items confirmed at this stage — not after production has started.

Metal Building Component Questions, Answered Directly

Yes. KAFA supplies individual component categories — purlins and girts, roof and wall panels, trim sets, door systems, bolt sets, and screw packs — as separate orders independent of a complete building package. The conditions are that the component specification must be confirmed before production begins, minimum order quantities apply for certain items, and the components must be correctly specified for the structure they will serve. We cannot guarantee compatibility between components we supply and structures we did not design unless confirmed dimensional and specification data for the existing structure is provided.

For replacement purlins, provide the section depth, flange width, material thickness, and steel grade of the existing purlin, along with the purlin spacing and span. If you have the original building drawings, send them and our engineering team will confirm the specification directly. For replacement panels, provide the rib profile name or description, panel coverage width, material thickness (gauge), and the measured purlin spacing. If you can provide a sample of the existing panel, our team can identify the profile from the sample.

Structural connections are designed to transfer specific load combinations under wind, seismic, and gravity loading. The bolts at these connections are specified as Grade 8.8 or Grade 10.9 — classifications indicating a minimum proof load and yield strength. Standard hardware bolts are typically Grade 4.8 or lower, with substantially reduced load capacity. Substituting standard bolts at a structural connection reduces the joint capacity below the design value, creating a safety risk that is not visible during construction but manifests under extreme loading events such as high winds or earthquakes. We supply complete bolt sets with confirmed grade markings and can supply replacement sets to specification for maintenance and extension orders.

For extensions to buildings originally fabricated by KAFA, our engineering team retrieves the original design file and supplies extension components to the same specification. For extensions to buildings from other manufacturers, you need to provide the existing structural drawings and component specifications — or site measurement data — so our team can confirm what the extension components need to match. The critical dimensions are the primary frame column base plate positions and bolt pattern, the purlin cleat geometry on the primary frame brackets, and the wall and roof panel rib profile.

Minimum order quantities vary by component type. Standard bolt sets, screw packs, and trim accessories are available in quantities appropriate for a single building. Cold-formed C and Z purlins in standard section sizes are available with a minimum of one production run length, typically a full container load. Custom-length or non-standard profile panels require a minimum run that depends on the coil width and panel length — we confirm the MOQ for each panel specification at quotation. For buyers who need a single replacement panel in an unusual size, we recommend requesting a quotation to confirm whether the quantity is achievable before committing to the order.

Yes. For any component order, we supply a Material Specification Sheet on request, documenting the steel grade to GB, EN, or ASTM reference, the surface treatment standard and coating thickness, the dimensional tolerance applied, and the inspection standard used during production. This document is used by buyers whose procurement processes require material certification, by EPC contractors who need to demonstrate to building authorities that specified materials were used, and by quality assurance processes that require traceable material documentation.

Pre engineered metal building components are structural and envelope elements manufactured in a controlled factory environment to specific dimensions, steel grades, and surface treatment standards before delivery to site. Every primary and secondary member is cut, drilled, welded, and coated at the factory; the site work is limited to assembly and connection. This differs from site-fabricated steel, where raw sections are cut and assembled on-site in open-air conditions without factory quality controls. Pre engineered components arrive with confirmed section dimensions, bolt hole patterns that align with design drawings, and surface treatment already applied — reducing both on-site labour and the risk of dimensional error during assembly.
