Q345B / S355 Equivalent Hot-Rolled H-Beam
Primary frame columns and rafters are hot-rolled H-beam sections, not cold-formed substitutes. Section size varies by structural load case. Steel grade is consistent across all building types and all international delivery markets.
High-Strength Bolt Connections Throughout
All structural connections use high-strength bolts to defined torque specifications. Column base plates and anchor bolt layouts are calculated from the structural load case — not standardised across all buildings and adjusted later.
ISO 9001:2015 Batch Inspection Before Packing
Every production batch is inspected against our certified quality management system before surface treatment is applied and before components are packed for export. Inspection records are traceable to the project delivery and retained on file.
Site-Specific Corrosivity Classification (C2–C4)
Surface coating grade is determined from site data — chloride deposition rate, humidity exposure, and industrial atmosphere classification — not selected from a default list. C3 and C4 coastal and industrial specifications are applied where the site data requires them.

All building types are produced at our 20,000 m² fabrication facility under the same ISO 9001:2015 certified quality management system. Structural design, engineering parameters, and envelope specifications differ significantly between applications — each building type has a dedicated specification page covering delivery parameters, project fit, and case studies.
Our delivery model is optimised for mid-to-large projects — typically from 500 m² upward, with most industrial and logistics work falling between 1,000 m² and 10,000 m². Projects under 500 m² are generally outside our standard scope because our in-house engineering, certified production, and international export process is not cost-optimised for very small structures. If your project is below 500 m², contact us to confirm before commissioning a scoping call — we will give you an honest answer about fit before either side invests time in the process.
Both use the same primary frame system — hot-rolled H-beam portal frames — but differ substantially in structural design drivers. A steel warehouse is designed primarily around clear-span floor area, eave height, and floor loading. A steel workshop building is designed around overhead crane beam provisions, production line layout, bay spacing, and equipment positioning. The crane beam system — rated load, span, lifting height, and bracket positioning — must be confirmed before structural design begins in a workshop; in a standard warehouse, it is often not required at all. The engineering process, structural proportions, and design timeline are materially different between the two.
Yes. Industrial park developments frequently combine a warehouse building with an attached or adjacent workshop, office block, or cold store. Each structure is engineered independently — with its own load case, envelope specification, and structural drawings — but is fabricated under a single production order and packed for shipment together. Coordination of anchor bolt layouts, shared structural grids, and connection interfaces between adjacent structures is handled in the design phase, not resolved on-site during erection.
KAFA provides structural drawings and engineering documentation as part of our standard delivery scope. Whether these satisfy the specific documentation requirements of your local building authority — including whether PE-stamped or locally-licensed engineer drawings are required — depends on the jurisdiction. We recommend confirming local permitting requirements before finalising scope. In jurisdictions where locally-stamped drawings are mandatory, we can advise on engagement of a local structural engineer to review and counter-sign our drawings. We will not represent our documentation as satisfying a permitting requirement that we have not confirmed with the client.
Standard export documentation includes: commercial invoice, packing list, bill of lading, certificate of origin, ISO 9001:2015 inspection certificate, and structural drawings. For projects requiring additional certification — such as material test certificates, third-party inspection reports, or IAS AC472 accreditation documentation — these are confirmed at scoping and provided as part of the delivery package. All components are modularly packed and labelled by erection sequence to facilitate local customs clearance and on-site installation.
KAFA supplies fully engineered metal building kits — pre-fabricated primary and secondary structural members, roof and wall cladding systems, all connection hardware, and erection documentation — packed for container shipping. Every kit is project-specific: span, eave height, crane provisions, surface treatment, and envelope specification are all confirmed before fabrication begins. We do not supply generic off-the-shelf metal building kits. The kit is designed for assembly by a qualified local erection crew under our technical supervision or a KAFA installation team. Kit scope, exclusions, and erection support are confirmed in writing at scoping.
A pre-fabricated metal building — also referred to as a pre-engineered metal building or steel prefab building — is one where the primary structural components are fully designed and fabricated in a controlled factory environment before delivery to site. All cutting, drilling, welding, and surface treatment occurs at the factory; the site work is limited to foundation preparation, erection, and envelope installation. A conventionally constructed steel building is fabricated and assembled on-site from raw steel sections, with cutting, drilling, and welding performed in open-air site conditions. Pre-fabricated metal buildings deliver better dimensional accuracy, faster on-site programme, and more consistent quality control than site-fabricated alternatives — at a lower total structural cost for most mid-to-large building footprints.
